Yes, the picture isn't a good one. The garage takes up the whole picture because the rest of the house is behind it on a narrow lot. The whole house is the same width as the garage, sort of shotgun-style. It's a weird deal (as is everything within our price range). The current tenant is a Section 8 renter. She's an older woman who lives there with her (possibly developmentally delayed) adult son. Because the owner doesn't want just anyone walking through and disturbing her, you have to make an offer first, contingent upon a visual inspection. So we're making a really low offer just so we can get in the door and see what the interior looks like. There's a nearly identical one across the street that's empty, so we've looked in the windows to get an idea of layout, but we need to see the condition of the interior, obviously.

The Lincoln street one has a number of problems. It's in the flood plain (as is much of the town of Centralia). It's completely gutted except for a kitchen and bathroom. There's exposed insulation and framing throughout the house. The roof need to be taken off at least down to the trusses, and it's quite likely that there are damaged trusses as well. It's in a marginal neighborhood. One neighbor looks like a nice lower-middle-class sort of home, another looks like the trash collector complete with plywood nailed over the windows and tarps covering the leaking roof. The paint is bubbling off the exterior as if there has been water damage recently. The new furnace may or may not be hooked up to the duct system, meaning there may or may not be heat to the house.

We are capable of tackling all that. But we'd much rather spend our time surfing, rather than spending every weekend for the next three years working on fixing up our basket-case of a house. We'd also much rather spend our time in Olympia in a nice neighborhood near the co-op. The Olympia house is much more expensive because it's in a different county, in a much nicer part of town, and it's not gutted down to the framing. The Olympia house is quite literally the cheapest house on the market in Olympia. The only residence for sale for less money is a house boat, which we aren't interested in.

Hmmm.....can't see what this one looks like inside or out. What was wrong with the Lincoln place? It was a whole lot cheaper.
